The Construction Process

During this session we will review the actual work needed at every step, from site clearing through move-in. 

  1. Site Cleaning And Excavation-By-Excavation Contractor

1.      Cut or grade entrance road or driveway

2.      Clear building site and material storage area

3.      Remove trees as needed

4.      Remove topsoil and store for re-use

5.      Dig basement excavation, haul or store dirt

6.      Dig holes for septic tank and drain field

7.      Install culverts as needed

  1. Layout For Footings By Concrete Contractor

1.      Corner stakes for foundation often installed by the surveyor while making plot plan

2.      Install batter boards and layout lines

3.      Locate, stake and dig footings and piers pads

4.      Arrange for footing inspection

5.      Pour concrete for footings

C.     Termite Protection By Pest Extermination Company

1.      Treat ground around foundation with poison

D.     Installation of Foundation by Concrete/Carpenter Contractor

1.      Layout foundation

2.      Install form for poured concrete foundation

3.      Set concrete block for foundation

4.      Install permanent wood foundation

5.      Install waterproofing, parging or insulation board

6.      Install drain tile around footings

E.      Backfill and Rough Grade By Excavation Contractor

1.      Backfill around foundation

2.      Rough grade slope for lawn

3.      Trench for garage foundation, porch and deck piers

F.      Prepare For Delivery Of Log Package

1.      Confirm exact delivery time with plant

2.      Confirm payment due on delivery for materials

3.      Confirm payment amount due for shipping

4.      Arrange to have certified checks available

5.      Prepare materials storage area, per instructions

6.      Prepare access road, per instructions

7.      Assemble equipment/manpower needed to unload logs

G.     Unloading And Storage Of Logs And Other Materials On Job Site

1.      Unload materials, stack and store, per instructions

2.      Check materials against shipping manifest

3.      Record damage and shortages as instructed

H.     Use All Technical Assistance Provided By Log Home Producer

1.      The construction manual

2.      Video and slide presentations

The Dry-In Phase:

The following sequence of events is generally referred to as the “dry-in” phase of construction.  It is the basic installation of the complete Tennessee Traditions Package and is usually handled by one contractor and crew.  This phase of construction is thoroughly illustrated and discussed in the Tennessee Log Homes Construction Guide.

I.        Installation of Subfloor By Carpentry Contractor

1.      Install termite shield

2.      Install caulking and insulation

3.      Layout and install sill plate, square and level

4.      Install center post, girder, rim and floor joists

5.      Install headers, trimmers and bridging

6.      Install subflooring material

7.      Note:  nails and joist hangers (if needed) are not provided with the package.

J.       Installation of Porch and Deck floor systems by Carpentry Contractor

1.      Installation of floor support posts – note: these are not included in the package since we cannot know the lengths needed.

2.      Installation of doubled perimeter band

3.      Installation of joists

4.      Installation of decking

5.      Note:  nails and joist hangers (if needed) are not provided with the package.

K.    The first course of logs By Carpentry Contractor

1.      Layout house by transferring floor plan to subfloor

2.      Layout electrical plan on subfloor

3.      Review plans, dimensions, materials before proceeding

4.      Install starter strip, caulking, etc., per plan

5.      Install first course of logs, per instructions

6.      Make provision for electrical outlets in log walls

L.      Erecting Log Walls By Carpentry Contractor

1.      Installation of insulation, caulking, foam gasket

2.      Use of spline materials to prevent air infiltration

3.      Installation of fastening devices

4.      Bolts: lag screws, through bolts, rods

5.      Adhesives

6.      Installation of in-line splices in log walls

7.      Installing logs between window and door openings while keeping window and door bucks square and plumb

8.      Keeping corners plumb and true

9.      Installation of headers, maintaining level window line

10.  Leveling top course, preparing for second floor system

M.   Installation Of Second Floor Systems By Carpentry Contractor

1.      Notching of wall logs to accommodate floor joists (if necessary)

2.      Installation of center girders and support posts

3.      Installation of floor joists

4.      Installation of wiring for overhead lighting

5.      Installation of 2x6 T&G Decking

6.      Methods of accommodating settling

7.      Note: nails are not provided with package

N.    Installation of Stairs to Second Floor By Carpentry Contractor

1.      Cutting stringers

2.      Use scrap framing for treads temporarily

3.      Install finished treads near end of entire project

O.    Installation Of Gable Ends and Shed Dormer Walls By Carpentry Contractor

1.      Installing solid log gable end and dormer walls, pre-cut and uncut

2.      Installing framed and sheathed gable end and dormer walls

3.      Frame for windows in exterior walls

4.      Maintaining plumb walls at dormer and gable ends

5.      Special bracing requirements

6.      Installing rigid insulation board (or OSB)

7.      Installing house wrap (not included in package)

P.      Installation Of Premier Roof Systems By Carpentry Contractor

1.      Installing rafters, ridges and support posts

2.      Installation of continuous vent strip – not included in package

6.      Install perimeter solid blocking for insulation layer

7.      Install insulation layer

R.     Installation of Porch Knee Wall

3.      Install siding

S.      Installation of gable dormer walls

1.      Installing framed and sheathed gable end and dormer walls

1.      Installation of electrical service in a log home differs very little from conventional construction.  Where special installation is required this is generally explained in the construction manual.

2.      Installation of temporary electric service panel

3.      Installation of electrical wiring, outlet boxes, fixture boxes, switches, connectors, entrance panel, and circuit breakers

4.      Installation of light fixtures

5.      Hook up of appliances

AA.     Installation Of Plumbing System By Plumbing Contractor

1.      Installation of the plumbing system in a log home differs very little from conventional construction.  Where special installation is required this is generally explained in the construction manual.
